Roof Replacement

8 questions

Most residential roof replacements are completed in around one week, depending on the size of the roof, the complexity of the job, site access, and weather conditions. During your inspection and quote, we will explain the likely timeframe for your property so you know what to expect before work begins.

In many cases, no. Once we have confirmed the scope of works and site access requirements, most homeowners do not need to stay home for the full duration of the job. If we do need access to a specific area or need to speak with you during the project, we will let you know in advance.

In many cases, yes, although there will usually be noise and disruption while the work is underway. If there is any reason the work could affect safe access, power, or specific parts of the home, we will explain that before the project starts so you can plan accordingly.

If weather affects the job, we manage the schedule carefully and keep you updated. We do not leave your home exposed unnecessarily, and we plan the work around conditions as much as possible to protect the property and keep the project moving safely.

Approval requirements depend on the scope of work. In Queensland, homeowners are responsible for making sure the right building approvals are in place before work starts, and a building certifier can advise whether approval is required for the project.

Like-for-like repair work may not require approval in some situations, while structural changes, changes to roof type or pitch, planning constraints, or heritage issues can trigger approval requirements.

We can help you understand what applies to your property before work begins.

Yes. As part of the job, we remove roofing waste related to the works and tidy the site once the project is complete. Our goal is to leave your property clean, safe, and ready to use again without you having to organise a separate clean-up.

Yes, where asbestos-related roofing work is required, we can guide you through the correct process and manage the work in line with the relevant requirements. If your roof contains asbestos materials, we will explain the safest next step during the inspection and quote stage.

That depends on the age and condition of the roof and on how widespread the damage is. If the roof has repeated leaks, widespread corrosion, cracked tiles across multiple areas, or recurring patch repairs, a replacement may be the more practical long-term option. If the problem is isolated and the rest of the roof remains structurally sound, a targeted repair may be enough.

Cost & Quotes

3 questions

The cost depends on the size of the roof, the materials selected, site access, the complexity of the job, and whether any structural or asbestos-related work is required. The most reliable way to price a roof replacement is with an on-site inspection and a written quote based on the actual scope of work.

Your quote will clearly set out the included scope of work. If concealed issues are discovered after work begins, such as structural damage or additional hazardous material, any variation will be discussed with you and approved before extra work proceeds.

We can usually provide general guidance based on the information you give us, but an accurate roof replacement quote normally requires an on-site inspection. Roof size, pitch, access, condition, and existing materials can all affect the final price.

Process & Timeline

3 questions

The process usually begins with an inspection of the roof and a written quote. Once the scope and price are approved, the job is scheduled, materials are organised, and the work is carried out.

This can vary depending on current scheduling, material availability, weather, and the scope of work. Once the quote is accepted, we will confirm the earliest available start date and keep you updated if anything changes.

Yes — you’ll have a main point of contact throughout the job for updates, scheduling, and any questions along the way, so you always know who to speak to if you need anything.

We primarily use high-quality COLORBOND® steel for roof replacements because it’s durable, low maintenance, and well suited to Australian conditions. We also work with concrete and terracotta tiles for selected repair and restoration work where appropriate.

COLORBOND® steel is available in a wide range of colours, including popular options like Surfmist®, Monument®, Woodland Grey®, Ironstone®, Shale Grey™, Dune®, and Paperbark®. We can show you colour options during your quote and help you choose a finish that suits your home.

A properly installed COLORBOND® roof can last for decades. Its lifespan depends on factors such as the product selected, your property’s location, and ongoing maintenance, and manufacturer warranties vary depending on the specific application.

Yes — COLORBOND® steel is designed for Australian conditions and is a popular choice for Sunshine Coast homes. It performs well in heat, rain, and coastal environments, and for homes in more exposed marine areas there are product options designed for added durability.

Yes — if subcontractors are used as part of your job, they are appropriately licensed and insured for the work they carry out. We make sure everyone involved in the project meets the required standards before work begins.

Repairs & Repointing

4 questions

We carry out a wide range of roof repairs, including leak detection and repairs, broken or cracked tile replacement, flashing and valley repairs, gutter repairs, ridge capping repairs, storm damage repairs, and general roof maintenance. If you’re not sure what’s causing the problem, we can inspect the roof and recommend the right fix.

Roof repointing is the process of renewing the pointing along your ridge capping to help keep the roof sealed and secure. Over time, the existing pointing can crack, loosen, or break down, which can allow water in and affect the stability of the ridge tiles. Repointing helps restore the weatherproof seal and extend the life of your roof.

Common signs include cracked or crumbling pointing, loose or shifted ridge tiles, visible gaps along the ridge line, or water stains appearing inside after rain. If your roof is older and the ridge capping has not been maintained for some time, it’s worth having it inspected before a small issue turns into a leak.

Most residential repointing jobs are completed in a single day. Larger or more complex roofs may take two days. We’ll give you a clear timeline with your quote.
